My friend is moving out.
Landlord sent him a paper saying thatmyfriend has to leave carpet steamed or landlord will withhold $140 from a deposit.
My friend had a lease that doesn’t mention cleaning at all.
Is this legal for landlord withhold money for steaming?
Can my friend sue in small claims court if landlord actually withholds the money? How likely is to win this?
PS: I myself moved many times and never particularly steamed after I left and always got my deposit in full.

My landlord is hiring stanley steamer to clean my 1 bedroom apartment carpet(Bedroom, Lounge and Dining) and is doing it for free..i am kind of wondering how much do they actually cost to do that?

I cleaned the carpets. I still got charged 95$ for carpet cleaning..When I rented an apartment in Texas I was not charged for carpet cleaning, it was considered normal wear and tear after 6 months, as long as there were no stains. I now live in Arkansas. Can anyone help me out with what the laws are as a renter?

one week and landlord has given a bill saying that we owe for the carpet cleaning on our apartment, BUT he hasn’t even seen our carpet! The carpet is only normal wear and tear, it looks the same as when we got here only 3 weeks ago!
